Epsom & Ewell Sports Park is founded on a genuinely community-led approach, shaped by local clubs, governing bodies, residents and stakeholders who understand both the current pressures on sports provision and the long-term needs of the borough. At its heart, the project is about delivering facilities that respond directly to demand, strengthen participation, and create lasting social value for the community.
As a Community Interest Company (CIC), the Sports Park is structured so that all surpluses are reinvested for the benefit of local sport and the wider community. This ensures that decisions are driven by long-term outcomes rather than short-term returns, with a clear focus on accessibility, inclusivity and sustainable growth across multiple sports, including netball, football and other indoor and outdoor activities.
To support delivery, the CIC has partnered with Sigma, an organisation with experience in delivering community-led developments that successfully align sports and social infrastructure with local plan objectives. This partnership brings together the delivery of much-needed community sports facilities with the provision of new housing, ensuring that growth is accompanied by high-quality infrastructure that benefits both existing and future residents.
Crucially, this approach enables the Sports Park to respond to local authority priorities in a balanced and coordinated way. The development supports housing delivery in line with the Local Plan while also creating a capital receipt for the Council, helping to generate value that can be reinvested into wider public services and community priorities. This model ensures that development at Hook Road Arena delivers multiple public benefits — improved sports provision, new homes, and long-term financial sustainability for the borough.
By working collaboratively with the Council, local clubs, schools and national governing bodies, the Sports Park demonstrates how community-led projects can unlock strategic sites in a way that is inclusive, policy-aligned and future-focused.
